Czechs like investing in real estate and buy mainly smaller apartments as future housing for their children and for rent
Lately Czechs have been engaging in housing investment as a national sport. While in the past foreigners were predominant among investors in Prague, today they are more and more Czechs. This has been made possible primarily by the growing economy, low unemployment and cheap mortgages. As a result, the proportion of apartments purchased by customers for investment is increasing, whether they figure it’s a better place for their money than in the bank or they can increase their money by renting.

According to a study by the international consulting firm KPMG, the average gross yield on a new apartment in Prague is 4.4 percent and will pay for itself after 22 years of renting out. This is certainly worth it with a maximum of one-percent interest on savings deposits and two per cent inflation.

Czechs often buy apartments for their children to use in the future. They predominantly choose locations where they themselves live and so they look for a long-term stable tenant for the unit. Professional investors prefer projects that are tailored to them, meaning to those who are able to purchase an entire block of the same small units and possibly offer a bonus in the form of a reception to help with management. But not even this type of investor plans to rent units to tourists on short term. This only applies in the very center of Prague.
